How to take exterior pictures of a multi-family property

Taking exterior photos of a multi-family residence follows the exact same process as capturing a single-family property, detailed in this article. However, we do have some specific steps to follow when dealing with a larger property.

1. Take required minimum # of pictures


We typically require a minimum of 8 exterior photos from all sides of a property, but depending on the type of structure, the minimum requirement may be as few as 6!

Town Home - end unit:

If you need to capture a town home that's an end unit, you will only be required to submit 7 photos.

Town Home - middle unit:

If capturing a middle unit townhouse, you will only be required to submit 6 photos.

Town Homes - full structure:

If you need to capture an entire row of town homes, you will be required to submit 8 photos; one for each side and corner of the full structure.

2. Stand back


If you can't capture a large face or corner of the building within one photo, try to stand back as much as possible and take the photo from another angle. You do not need to stand at a 90 degree angle when taking photos.

3. Add additional photos


It's important to capture 360 degrees of the building, or in the case of an end or middle unit - as many sides and corners as possible. You can add additional photos when necessary! There is no limit to the number of photos that you can take.

  • Tap on the photo spot in the grid and then tap “add photos”.

  • Any additional photos added in this way will be used to build the 3D model.

If you click 'Add more photos' below the grid, they will not be used to build the 3D model. Rather, photos added in that section are usually meant for documenting property damage for an insurance claim, etc.

4. Submit your photos


When you've finished taking photos of the property, complete your submission by:

  • Choosing a delivery speed (standard or expedited)

  • Choosing a Bill to (if more than one wallet is on file)

  • (Optional) Adding internal notes for you or your team

What's the difference between standard and expedited delivery speeds?

Standard delivery speed:

There is NO extra processing fee for a standard delivery speed, but the turnaround time will depend on your account's pricing level:

  • Pay As You Go - delivery within 24 hours* (typically in 2-4 hours)

  • Scale membership - delivery within 12 hours* (typically in 2-4 hours)

  • Transform membership - delivery within 12 hours* (typically in 2-4 hours)

*Delivery times don't apply to >10k roof sqft or multi-family jobs

2-hour Expedited delivery speed:

There IS an extra processing fee associated with 2-hour expedited delivery speeds, but the amount will vary depending on your account's pricing level:

  • Pay As You Go - $40 additional processing fee, typically delivered under 1 hour**

  • Scale membership - $20 additional processing fee, typically delivered under 1 hour**

  • Transform membership - $20 additional processing fee, typically delivered under 1 hour**

**Expedited delivery is only available for projects from photos

Before you submit the job: It's a good habit to collect at least one reference measurement before leaving the property. Record the measurement in the internal notes section, if needed.

Internal notes cannot be seen by the Hover team, but you or a team member can easily refer to this section if we request a reference measurement.

Click Finish and you're done! We will notify you when the 3D model and measurements for your property have been finalized.

The turnaround time is typically within 24 hours, but depending on the quality of the photos or size of the building it may take longer.

What kind of multi-family residential properties can Hover build?

Hover can build 3D models and measurements for apartment complexes, townhouses, or any other large building if there are enough corner shots included with the submission.

If a multi-family unit has similar units next to it will I receive the 3D model for those as well?

No, you will only receive the 3D model and measurements for the unit you captured within the Hover app. If you want to receive the 3D model and measurements for multiple units (but not the entire building) you will have to capture each unit separately.
